Beautiful office space available in a modern building, with a great 17th Avenue SW Calgary location.

There are 2 offices available for rent.

Office 1 = Interior office, measures approximately 11 x 13 feet. Quiet, dimmable lighting with a high transom window allowing some exterior light. $950/month + GST

Office 2 = Exterior office, large wall of sunny south-facing windows, individual thermostat temperature control. Measures approximately 13 x 15 feet. $1250/month + GST

Monthly rental fee includes all utilities, business taxes, basic office cleaning once per week, wireless internet access, and beverages for clients in the shared office space. Offices are available for full-time rental, on a yearly lease basis starting October 1, 2026 but with possibility of earlier possession date if needed.

The offices are located in the beautiful, modern, mixed use CASEL building with an amazing central SW location (17th Avenue & Crowchild Trail). Easy access to transit and plenty of free street parking in the neighbourhood. Heated additional underground parking rental available separately through external parking company.   The building is wheelchair accessible.

The office suite has a shared reception/waiting area, a small kitchen, private bathroom, and is currently shared by 5 independently practicing psychologists.  The suite is tastefully designed and all offices are designed to minimize sound transfer. There is a security system and a keyless access pad to allow for secure access for clients in the evenings and on weekends.
